Asbestos Management for Dutyholders

Any Commercial property constructed prior to 2000, could potentially have  materials containing asbestos. (see our gallery for photos or house graphic for locations) in addition the HSE has a detailed list on their website of 100 materials that may contain asbestos.

To prevent causing potential exposure to asbestos fibres, the UK legislation (CAR 2012 Regulation 4) states, that prior to any work being carried out - the area must be checked for the presence of asbestos before proceeding.

Responsibilities for the maintenance and repair of non-domestic premises is down to the 'duty holder' who has a legal duty to inform tradespersons if asbestos is present in a building they are working on.

Tradespersons are currently one of the highest risk groups potentially being exposed to asbestos fibres as a result of the  failure of Dutyholders to provide Tradespersons with adequate information regarding the location of asbestos materials within the building.

The asbestos does not necessarily need to be removed however, it must be managed. Simply having an asbestos survey is not sufficient.

  • The general procedures and how to avoid risks from Asbestos.

Before any work is carried out Amiante STR recommend trades persons check the buildings Asbestos Management or Refurbishment/Demolition Survey results, and to stay alert for any additional asbestos products.
