Asbestos Removal and Decontamination Works – Residential Property
Amiante were instructed to carry out Notifiable Non-Licensed Work (NNLW) asbestos removal at a residential property following a major roof leak that caused significant damage to all ceilings within the premises.
Due to partial ceiling collapse, asbestos-containing textured coated plasterboard had fallen onto the furnishings below, resulting in widespread contamination. Additionally, prolonged water ingress had damaged numerous electrical items throughout the property.
Enclosure and Safety Procedures
Amiante established a fully controlled asbestos working enclosure incorporating both the ground and first floors of the property. A decontamination unit (DCU) was sited, and all operatives entered the enclosure wearing the appropriate Personal Protective Equipment (PPE) and Respiratory Protective Equipment (RPE), following full decontamination procedures.
Removal of Contaminated Materials
Operatives initially removed all loose and fallen asbestos-containing textured coating and plasterboard debris. This material was carefully placed into approved asbestos waste sacks, securely sealed with cloth tape, double-bagged, and transferred to a designated asbestos skip supplied by Collard Group.
All contaminated soft furnishings were classified as hazardous waste and disposed of accordingly.
Cleaning and Salvage Operations
Hard-surfaced items, including wall units and tables, were thoroughly cleaned using appropriate asbestos decontamination methods.
Despite the extent of the damage, operatives were able to salvage a considerable amount of the homeowner’s personal belongings, providing meaningful support during what was a highly distressing time.
Where items were affected solely by water damage and were confirmed as non-contaminated, they were disposed of as general waste. These materials were placed into separate general waste skips, also supplied by Collard Group.
This segregation process:
- Preserved valuable asbestos landfill capacity
- Reduced hazardous waste volumes
- Delivered significant cost savings to the client in asbestos disposal fees
All waste materials were transported to the Collard Recycling Centre.
Removal of Remaining Ceilings and Final Decontamination
Following clearance of contents, the remaining asbestos-containing textured coated ceilings were carefully removed under fully controlled conditions.
Upon completion of removal works, the entire property underwent a comprehensive decontamination process.
Air Testing and Clearance
After all works were completed, the property was subjected to reassurance air testing conducted by an independent UKAS-accredited analyst to confirm the area was safe for reoccupation.
